Our scope of work

The work that connects an opportunity to a buildable plan.

PreCon Yard supports the full preconstruction function and the commercial work that continues after award. Each stage carries its scope decisions, costs and supporting records into the next.

Six connected stages

A clear responsibility at each stage.

Engage us across the workload or at a defined stage. We agree the responsibilities, review points and working records your team needs, including how completed work will be handed over.

01Pursue

Opportunity selection and bid planning

What needs attention Every invitation competes for the same estimating time. Without an early review of scope, capacity and requirements, your team can commit to work that does not fit.

Our responsibility We help identify and organize suitable opportunities, review them against your priorities and prepare the information for your bid/no-bid decision. For selected work, we coordinate the documents, deadlines and preparation plan.

What you receive

  • Opportunity and bid register
  • Project-fit and bid/no-bid review notes
  • Tender document and addendum register
  • Missing information and follow-up actions
  • Bid preparation schedule and responsibilities
02Understand

Scope development and risk clarification

What needs attention Drawings, specifications and addenda can leave gaps or conflicting requirements that a quantity takeoff alone will not resolve.

Our responsibility We read the drawings, specifications, schedules and addenda together. We establish the scope to be priced, record trade interfaces and raise conflicting or incomplete requirements for a decision.

What you receive

  • Scope summary with document references
  • Inclusions and exclusions
  • Addendum and revision notes
  • Clarification questions
  • Assumptions and unresolved-item register
03Price

Takeoff, cost planning and estimate review

What needs attention A total price is difficult to review when quantities, rates, quote coverage and allowances are not clearly recorded.

Our responsibility We measure the work, develop labor, material, equipment, subcontractor and indirect costs, and compare quote coverage. We review the estimate for scope gaps, inconsistencies and outstanding decisions before it goes to your team for final pricing.

What you receive

  • Marked-up drawings and quantity schedules
  • Itemized labor, material and equipment costs
  • Supplier and subcontractor quote comparison
  • Agreed indirect costs, allowances and markups
  • Pricing assumptions and outstanding inputs
04Submit

Proposal development and submission coordination

What needs attention The estimate may be ready while qualifications, alternates, bid forms and submission requirements still need attention.

Our responsibility We align the proposal, qualifications, inclusions, exclusions, alternates and bid forms with the reviewed estimate. We coordinate the submission requirements and closing steps, with your approval of the offer and release.

What you receive

  • Draft proposal and scope qualifications
  • Completed bid forms for review
  • Alternates and separate-price breakdowns
  • Submission requirements checklist
  • Approved package and issue record
05Plan

Operations handover and procurement planning

What needs attention The project team receives the contract value but may not receive the quantities, labor allowances, quotes and exclusions behind it.

Our responsibility We translate the accepted estimate into labor budgets, material requirements and procurement priorities. We prepare the handover with the people responsible for purchasing and delivery, including open items that still need an owner and a decision.

What you receive

  • Labor and material budget breakdowns
  • Accepted scope and exclusions
  • Supplier and subcontractor quote references
  • Procurement priorities and long-lead list
  • Handover notes and outstanding decisions
06Support

Commercial and documentation support during construction

What needs attention Revised work, change quotations and product submittals add paperwork while the project manager is managing site activity.

Our responsibility We prepare change quantities and costs against the accepted scope, assemble product documents and coordinate submittal packages and responses. The project records remain the reference for what was included, what changed and what is awaiting review.

What you receive

  • Change takeoffs and marked-up references
  • Itemized change cost breakdowns
  • Draft change quotations
  • Product data and submittal packages
  • Submittal and outstanding-response logs

The value of continuity

The next team gets the reasoning behind the numbers.

A material allowance becomes a purchasing decision. A labor allowance becomes a project budget. A bid qualification defines a scope boundary. We carry that reasoning into the handover so your operations team has a usable basis for planning, procurement and change review.
